Although the auction of this duplex penthouse didn’t go quite according to plan, I’m still glad I went to see just what the market is willing to pay for a small but perfectly appointed apartment with views only Stanley Avenue can offer. On Wednesday, 27 January I saw a charming sunny bungalow with killer views in Clifton Gardens. I was so busy looking at the views that at first I hadn’t noticed that behind me on the mantle piece was a genuine Melbourne Cup. I had stumbled on Nosey Neighbour heaven – the original Waterhouse family home. Sally-Anne Lawlor of 2088 Realty is hoping for something in high 5 million mark but says it will sell. On Saturday, January 16, I went to see a brand spanking new Mosman Mansion set over 4 levels with killer views and a price tag to match. John Melville of McGrath tells me that his vendor is hoping for between 8 and 9 million. Considering the location, the views, finishes and the fact that it’s almost Chinese New Year, he might just get it. But as I stood in the master suite and overlooked the flying angles of this copper roof to the pristine beach of Clifton Gardens that’s exactly what I thought. I have always loved a California Bungalow and on Saturday 24, October I went to the open of what I honestly believe is the best example of a modernised version of the genre I’ve seen in Mosman or indeed anywhere to date. Michael Coombes of McGrath is predicting upwards of 7 million for this one. As it turns out it sold in that price range on February 25, 2016 just a few days before a rescheduled auction. Read on to see why this home sent me back to my old lottery ticket addiction.

I first saw this house back in 2008 when it had just been built. Like so many of the old army base houses around Markham Close it was levelled and rebuilt by a developer for sale. Since that time I think the house has improved. The garden has grown and exterior has been simplified and freshened with a more neutral palette. Tim Foote of Belle Property is predicting somewhere in the low to mid 4 million make. Read on to see why I think it’s worth taking the plunge.

Small but perfectly formed
On Saturday 5 September I saw a small federation cottage that had been immaculately renovated into the ultimate town home. With large evenly sized bedrooms – 2 with ensuites –I thought it would make a brilliant executive rental. Tim Foote of Belle property was predicting it would sell for over 2 million.
And he was right. It sold before auction to a corporate couple for just under 2.4 million. Read why I though this property would make a good investment in my blog.
Rear Lane Renovator
On Saturday 18 July I braved the wind and rain to see a house in Clifton Gardens that was too good to be called a renovators delight but definitely under capitalised. The owners had already had plans drawn up to enlarge the house and take advantage of the views but had run out of energy and decided to sell as is. I spoke to John Melville of McGrath, who tells me they are hoping for upwards of 3.8 million.
As it turned out he was on the money. It sold at auction for 3.925 million. Read my blog to find out this houses hidden advantage.
Subdivide and Conquer!
On Saturday, 4 July 2015 I saw this massive block with killer views of Middle Harbour that is totally wasted on the one house. It’s a double block with access off both Wyong Road and Shellbank Avenue, with a DA pending for subdivision. Colin Craig of LJ Hooker is predicting 5.5 million and I think a buyer with a bit of entrepreneurial spirit could develop this one and make their money back.
As it turns out this one did sell within the predicted price range, but the young family who bought it don’t currently have plans to subdivide.
Federenovation Cottage
When I saw this cute little Federation Cottage, John Welch of McGrath predicted it would sell for 2.7 million before it’s auction date. He was spot on the money. That is exactly what it sold for, just 2 weeks later. Considering it was in need of a serious renovation, I think this a very good price. Read my blog to see what I though at the open.

The worst house in the best street! A tiny run down cottage on a narrow but very long parcel of land. For those ready to do battle with Mosman Council this could be a very savvy buy. At a sunny Saturday morning auction, Brad Rogan of Belle was hoping for a result of over 1.9 million. In this crazy market anything can happen and did.

Madmen Meets Mosman
This was one crazy house. Wildly clashing wallpaper, lurid drapes and 70’s furniture. It looked like a film set. But this was the real deal. A run down time capsule of 70’s bad taste in one of Mosman’s most desirable locations. For the first time in my experience the agent was loathe to put a price on it but Jacqui Rowland Smith of McGrath thought it could get into the 2 millions. As it turned out it reached 3,050.00! I’d been to the open and was back for the auction of this Georges Heights family home. It felt more like a professional circuit poker game than an auction and was just as entertaining. It finally went for 3.85 million. Read my blog to see how the bidding went down.

This is a big house in a good location with great bones and masses of potential. But for me it’s what lies beneath that is the real selling point. A lower ground floor that is just begging to be turned into the ultimate man cave. When I went to the open back on 13, May 2015 Brendan Warner of Raine & Horne predicted mid 4 million. It sold 2, June, 2015 for 4.7 million.

Located opposite Georges Heights oval, this is a brilliant location to raise a family. I went to the open on Saturday 9 May, 2015 where Robert Simeon of Richardson & Wrench predicted around the 3.5 million mark.

Ah Gorgeous George! This boutique apartment development stole my heart when it was first finished in 2012. Apartment 5 is the first resale since then. I went to the open on Saturday 2, May 2015 where Jacqui Rowland Smith of McGrath, predicted mid 3 million
